At some point we are all going to sell our house, and why not try and get as much money for it as possible. Here are some tips to help you get top dollar for your house. This is also known as Home Staging, but really a lot of these are just common sense.

1) Curb Appeal: It’s the age old adage, curb appeal and first impressions. A lot of people will make judgments on whether they like your house or not based on their initial reaction to the look of your home. Spend some time mowing the lawn, raking the leaves, and cleaning or painting the exterior of the home. This hard work will go a long way to getting those top dollar offers.

2) Clutter: It is important to get rid of anything that you don’t need anymore. All those closets that are jammed to the roof with stuff that hasn’t seen the light of day for years should be purged. If you are already at the point of selling and soon to be showing your home, there probably isn’t time to have a garage sale. Either donate your goods to charity, give it away or send it out with the trash man. By being clutter free you take attention away from your personal items and draw attention to the home.

3) Fix it: We all have those small fixes in our home that we seem to never get around to. To potential buyers this can really put them off if they see that your home hasn’t been kept up over the years. Take a weekend and fix any lose door handles, towel racks, dripping faucets and anything that can be fixed fairly easily. Potential buyers are going to remember these kinds of problems when viewing your house, why not move their focus to something else.

4) Clean: There is nothing worse trying to sell a house that is not clean. You will put off buyers and attract investors and offers below market value. If you want top dollar for your house, make sure it is as clean as possible. The perception of buyers when they see a clean house is that it is cared for and well looked after, we want to keep that perception when they make an offer.

5) Light and Bright: Rooms that are light and bright appear to be larger, why not accentuate that. Give the appearance that the rooms in you home look larger than they really are. Remember lots of light, open up those curtains.

There are plenty more tips on maximizing the worth of your home by simply putting a bit of time in before selling. These tips are some of the cheaper and easier ones to follow, hopefully we can maximize the resale value of your home.
